Owner Terms
The extra terms for owners who list a caravan, lodge or chalet on VanHols.
Last updated: 17 October 2026
1. Listing is free
There's no fee to list, no yearly charge and no Owner fee on bookings. Guests pay a VanHols service fee on top of your nightly price. You set your nightly price, cleaning fee, dates and house rules, and you keep 100% of both.
2. Your right to let
You confirm that you own the caravan (or are authorised by the owner), that your holiday park licence agreement allows private letting, and that you'll follow park rules on guests, passes and vehicles. We may ask for proof such as your licence agreement and a recent pitch fee invoice.
3. Accurate listings and calendars
Your photos and description must be accurate and up to date, and your calendar must show real availability. If you also advertise elsewhere, keep calendars in sync to avoid double bookings. You must honour confirmed bookings at the price shown.
4. Safety and legal requirements
- A valid gas safety certificate for gas appliances, checked every year by a Gas Safe registered engineer.
- Working smoke alarms and a carbon monoxide alarm.
- A fire risk assessment and fire safety equipment, as required for holiday lets.
- Electrical appliances in safe working order.
- Holiday home insurance that covers letting to paying guests, including public liability.
[Requirements to be confirmed with a solicitor and park operator before launch.]
5. Cleanliness standard
Your caravan doesn't need to be spotless or brand new, but it must be properly clean for every arrival. It fails our standard if guests arrive to:
- previous guests' rubbish or food left behind
- unwashed bedding or towels
- a dirty toilet, shower or kitchen
- visible mould
Normal wear and tear, and an older caravan that's clean, are fine.
- If a guest reports a problem within 24 hours of check-in with photos, you'll get the chance to fix it quickly, for example by sending a cleaner. If it can't be put right, the guest may get a full or partial refund for the affected nights, and you won't be paid for those nights.
- Guests rate cleanliness in their reviews. Caravans with low cleanliness ratings appear lower in search results.
- Repeated valid complaints about cleanliness can lead to your listing being suspended.
Can't get there between guests? Book a local changeover cleaner from our cleaners directory.
6. Payments and payouts
Guests pay VanHols, and we collect the money on your behalf. We pay you the full booking value (nightly price plus your cleaning fee) to your verified bank account. Payouts are released about 24 hours after check-in, once the guest's 24-hour window for reporting a problem has closed. Our payment provider, Stripe, may need identity checks before payouts can start.
Refunds and chargebacks after you've been paid. If a refund or chargeback happens after you've been paid for a booking, VanHols (through our payment provider, Stripe) may deduct that amount from your future payouts.
7. Tax
You're responsible for declaring letting income and paying any tax due. We may need to report your earnings to HMRC under the UK's digital platform reporting rules, so you must give us accurate tax details.
8. If you cancel
Owner cancellations upset guests. If you cancel a confirmed booking without a valid reason, the guest gets a full refund and we may charge a cancellation fee of [£50], block the dates, and remove Top Owner status.
9. Top Owner
Top Owner is a VanHols badge for owners with a rating of 4.8 or higher, a response rate of 90% or more, at least [5] stays in the last 12 months and no cancellations. We review it every quarter.
10. Reviews
- Verified VanHols stays only. Only guests who booked and stayed in your caravan through VanHols can leave a review, after their stay. Reviews of stays booked elsewhere, including before you joined VanHols, aren't accepted.
- You can't control reviews. You can't edit, delete or choose which reviews appear, and we don't remove reviews just because they are negative.
- No incentives. Don't pay, discount, refund, give gifts or do favours in return for a review, and don't ask for a particular star rating.
- Fake reviews. Fake, incentivised or manipulated reviews break UK law (the Digital Markets, Competition and Consumers Act 2024). We'll remove them and may suspend or remove your account.
11. Leaving VanHols
You can remove your listing at any time. Confirmed bookings must still be honoured unless the guest agrees otherwise.
